Punxsutawney Phil has spoken and we are expected to have another six weeks of winter.  A lot of Bristow buyers aren't waiting until spring to get out and find a home.  Problem is, a lot of Bristow sellers aren't ready to sell.  For now, let's take a look back at the last quarter of 2014 and see what happened with Braemar condo values.
Two condos sold in the last three months of 2014.  The highest sold price was $247,000.  The lowest $245,000.  Their average gives us our new average market value for a Braemar condo of $246,000. That is a 2.5% increase since the third quarter of 2014 and a 6% increase since the fourth quarter of 2013. 

If you placed your Braemar condo on the market, priced to current conditions, you could expect it to be under contract in an average of a month and half.  You could also expect a buyer to request nearly 2.5% of the sales price in closing cost assistance.
