Should I own up to the roof or not?
I have a beautiful new listing.  I know the roof doesn't leak but I also know it wont stand up to an inspection.  My owner is fine with replacing the roof at closing but does not have the money to replace it before escrow.   These are my remarks:

Beautiful two owner home on Mountain View. This great home is designed for easy living with a french provincial designed kitchen. Lots of Anderson Windows throughout the upper level. Beautiful hardwood floors throughout with an upstairs and downstairs fireplace plus a dining room. Huge living room and recreation room plus some real basement space! Park like yard with a basketball court, mature trees and covered patios. If you like older homes this is a must see! Roof to be replaced at closing. BTVAI
 
I am assuming that people will notice that the roof is alive with moss and other things.  It is the original shake roof and is 54 years old.   I did not have the red  in my remarks.  
 
Would you be more likely to show a home that had that line in it or one where it was omitted?  Just curious.?
