In Denver, homes are selling very quickly and typically seeing multiple offers.   With this knowledge, Sellers are beginning to think it is very easy to get a home sold, so they are trying very hard to negotiate your commission.
 

They need us even more now!    Experienced listing agents will guide a Seller through the multiple offers and also discuss the terms regarding the appraisal.    Appraisers are still a bit behind in values, so homes can only achieve prices that are realistic.   Some offers are coming in 10% over list prices!   I usually can guarantee the Seller will make more than they thought! 
 
There are other ways to achieve more money on the bottom line for your sellers - how about the buyer paying for the seller's title insurance?    Or the HOA transfer fees?    Or if the buyer has a few extra dollars, removing the appraisal contingency (in case the appraisal comes in lower than purchase price)?     If the buyer knows they are pre-approved, a ... more
