Modular Homes Aren't What You Think
I just closed a modular/mobile home/manufactured home a couple of months ago.  It was a total nightmare.  
 
Among many different issues we faced, one of the biggest challenges was the differing opinions on what constitutes "modular" construction or a "mobile home".  And then, at what point does it become "real property", the legal definition for a house or improvements on a given piece of land.  
 
I'll spare you all the boring semantics and legal-eze that I had to deal with to get the property closed.
 
This building was erected in 19 days.  An amazing feat to say the least!
However, it was built in separate modular units over the course of almost 2 years.
 
Modular construction has many upsides; lower costs, more efficient, and sustainability.  This type of engineering has already been applied in ship construction for many years for those very reasons.
 
Modular construction already exists in residential housing, but as it becomes more prevalent, our industry needs to getting a better understanding of the technology and streamline the processes to make these homes more accessible to buyers.
