2014 vs. 2015 10 highest priced homes sold YTD in Portola Hills

In 2014 we saw nice increases in appreciation for the area but what we didn't really see was a increase in the number of Estate homes come on the market in Portola Hills.  The tide seems to be turning..  Below is a snapshot of the homes that sold in 2014 vs. 2015.  
2015 Portola Hills Highest Priced Homes Sold Year-to-Date
In 2015 the 10 highest priced homes sold for an average of $913,000 and was just under 3000 square feet.
2014 Highest priced homes sold Year-to-Date (same time period 2015)
In 2014 the 10 highest priced homes sold for an average price of $762,000 and was approximately 2600 square feet.
Comparing the same time period from 2014 to 2015 that is a 9% increase in sales dollars.
When I work with clients one of the most imporant aspects of setting the right price is reviewing these types of details...  The correct pricing comes from a variety of details and the mix of homes that sold is very key.  It's like baking a cake one left out ingredient and the cake just doesn't taste that great!
