What Inspections Should I Have When Purchasing a Home in Carlsbad?
 
The due diligence phase of the home purchase process, or what is often referred to as the contingency period, is a critical one. An essential component, indeed a mandatory one in my opinion, is a home inspection by a qualified home inspector. This is true for new construction as well. While certain matters should be disclosed to you by the sellers, not all issues may be or perhaps are not known to the owners. In either case, reasonable care should be taken to thoroughly evaluate all aspects of the property.
 
 
In addition to a home inspection, buyers often ask if there should have other inspections, whether those suggested by the home inspector due to defects or issues uncovered, aspects of the property not covered in the home inspection (e.g., pool and spa, property lines, septic), or simply reassurance that other problems do not exist.
 
Here in California we have a Buyer’s Inspection Advisory (form BIA) that outlines a range of issues to be considered by Carlsbad buyers as part of the investigation of the property.
