In many parts of the country, the market is beginning to shift.... either leveling off or declining. Denver CO agents are alarmed.. they only are getting 5 offers on a property instead of 15 and the market time is increasing... from hours to weeks. Briefly, we are still improving. We do march to our own real estate drummer in Salida, a tiny undiscovered resort town of about 5500 fine folks.  Our market only started to recover about 1 1/2 years ago. the year before, we increased a healthy 6%. Last year (2015), the average home increased 11%.

So.... it depends on your motivation and time line. If you have all the time in the world and don't mind selling in a year or so, you could hold off and hope the interest rates won't rise more. For every 1% increase in rates, buyers lost 10% of what they can afford to buy, thereby shrinking your buyers pool.
