Anthem, AZ Market Report - Feb. 2016

The Anthem real estate market remained on an even keel through December 2015 as we head into the traditional buying season.  The number of homes sold was up 18% from a year ago, and up slightly over November.   The 12 month moving average sale price continues to edge up, climbing to $305,649, up 2% from the previous year.  And the number of homes on the market edged down a bit to 184 with the days on market at 80, a little less than last year.  All told, the Anthem housing market is in very good shape at this time.
Here are the latest stats for the month ending 2/29/16:
Active Listings: 212
Homes Pending: 136
Homes sold in last 30 days: 49 (Up 7% from Jan. '16, Down 20% from Feb. '15)
Burn rate (Inventory on market / by homes currently under contract) =  2.56 months supply
Avg. Sale price (Solds): $281,375  (Down 14% from Jan. '16,  Up 6% from Feb. '15)
Avg. price per sq. ft. (Solds): $137.35  (Up 2% from Jan. '16,  Up 9% Feb. '15)
Avg. Days on Market (Solds): 77 (Up 17% from Jan. '16, Down 27% from Feb. '15)
