1. Appropriate Pricing. This is an important tip. Buyers are well informed about pricing because they can see listed and sold values on the internet and they will click over your listing if they perceive over pricing 100% of the time. If you overprice in the beginning, you loose 100% of the new listing exposure momentum and your house becomes just another listing as time passes. Some Realtors promise a higher price just to get the listing. NEVER sign more than a 60 day listing agreement unless you can back out of it at any time. I offer such an agreement.
2. Have your home professionally cleaned. Yes, it costs money to do it but the return is worth it.
3. Fix the little things. Little problems catch the buyer’s eye and then they start looking for bigger problems.
4. Stage it! Take it from living condition to showing condition. It is proven that staged homes sell for up to 5% more than non-staged homed.
