When selling your house in Raleigh and the Triangle Area there are certain things that you'll find helpful and proactive when the home inspector is coming. I polled a group of very experienced agents and below are the results.
 
Several agents recommend having a pre-listing home inspection. You do want to keep a couple things in mind: 1) Once items are discovered, you need to repair or report to potential buyers if they are material facts. 2) Buyers may get their own inspection even though you already had one and new items could be found.
 
When should you get a pre-listing home inspection?
- If you have lived in a house for 8+ years, a pre-listing inspection is highly recommended.
- If you suspect issues, a pre-listing home inspection may be a good idea.
- If you want a quick sale, a pre-listing home inspection could be helpful.
- If you want to be pro-active and do things in your time-frame, a pre-listing home inspection could be helpful.
