Sales
There were 15 Pleasantville NY single family home sales in July. This is up 15.4% from 13 in July of 2015. Sales/list price ratio in July moved down to 98.0% from 98.2% in June.
Prices
Median price in July was $710,000. This is up 0.7% from $705,000 in July of 2015. 3-month median price of $710,000 in July was down a little from $730,000 in June but up marginally from $705,000 in July of 2015. Price per square foot in July was $266. This is down from $323 in June and down from $317 in July of 2015.
Inventory
Inventory of 52 in July was down 14.8% from 61 in June and down 38.8% from 85 in July of 2015. New listings of 10 in July were down substantially from 21 in June and down considerably from 19 in July of 2015. Months of supply of 5.4 in July was down slightly from 6.5 in June and down substantially from 10 in July of 2015. This is the lowest months of supply has been since March, 2015.
Market Time
Days on market of 105 in July was up considerably from 69 in June and way up from 40 in July of 2015.
