Owning Land in Texas is Special

It's very special to own land in Texas and we are fortunate. This acreage has been in my husbands family for over 100 years. How can you give up something so special. Our grandchildren will be 6th generation to own it.
It's over 100 acres with electricity, a creek and a tank. But what are we to do with it? We don't want the liability of a deer lease, there is usually a drought so often the creek and tank are very low. There is no longer a house on the property - moved off in the 1940's. We sometimes talk about building a house here but we don't really want to live here. It's been leased to a rancher for over 25 years!
Today we went to walk it. There has been a lot of rain so the creek and tank have water for fishing. The grasses are high. Some fences need mending.
The rancher who leases it met with us to negotiate repairs and the new lease for 2017. Up until now we have been using the Texas "Good 'Ole Boy" handshake and a smile that my father-in-law established but this is the 21st century - right?
