Where is the Seller's Disclosure Notice?
In the final months of the year I had the opportunity to work with a buyer. While showing property, I noticed that there were few listings that had the Texas seller disclosure notice uploaded in the tracking system. This important document gives the buyer and agents a more indepth look into the home before offer, acceptance and inspections. Sellers, even with the homes moving quickly off the market, this document is important for you to complete and your Realtor to add to the listing profile. 
During the buyer consultation, we go through a checklist of what to anticipate in today's market and the steps to expect when buying a home.  Your disclosure of the home's history as a seller will make the transaction move along and could eliminate doubt about the property condition. Have it filled out completely, signed and dated. Double check with your Realtor if they have added it to the tracking system.
