1. Steer Clear of buying a new Car.
I am sure there are many stories that can be told on this one particular topic. I had a nice couple that I was working with looking for their next home. We had already gone through the process of having them pre-approved with the lender and  we knew what their budget would be. We found them a great house, home Inspection were done all was a go.  Then they decided it was time to buy a new car. This is the part that needs to be explained to the buyers. They should not be making any big purchases while going through the process of buying a home. Of course this effects their debt to income ratio which effects how much the lender will loan.
 
2. Elude making a low Offer.
I have also worked with buyers that want to get a bargain, therefore they make low offers. If a property comes on the market and is a good value, you need to anticipate that you will not be the only one putting a bid in on this property.
