Manitou Springs is a hugely popular community sitting on the West side of Colorado Springs at the base of Pikes Peak.  With its location by the mountains, offering an unbeatable outdoor lifestyle and hiking trails right out your door.  Manitou Springs is overflowing with small town charm with multiple local businesses and restaurants nearby. The market is incredibly active but price remains very sensitive. In December 2016 Manitou Springs had a total of 32 single family homes on the market.  Of those:
15 are active on the market 5 are under contract  1 is pending 11 are sold  
The active properties list prices range from $199,900 to $649,900.  The average listing is $392,480 and 119 days on the market.  The average sales price is $363,682 and 84 days on the market.
