Columbia, MD is closing out the 2016 on a stable note. Most of these figures show a slower market, but not a bad one. December, when Christmas and New Years are just around the corner these numbers are not surprising. From the Sales prices, days on the market, to the inventory, this months outlook seems stable, witha  few bumps that are not expected to last into spring.  Lets take a look at the 2 major indicators that help us determine overall Real Estate health within Columbia, MD!
Indicator #1 - Sold Price & Listing to Sold Ratio
Currently, the Average Sold Price for Columbia, MD for December 2016 is $321,789, a 1% increase from this time last year. The listing to Sold Price Ratios remain stable at 96.6%, showing that homes are being competitively priced. The average days on the market is showing 74, up from 63 days this time last year. 117 properties sold this month, down from just 125 last December. This is great news for Sellers, considering whether or not they should put their home on the market.
