I just read a great little blog posting by @CoreyMartin and got to reflecting on his first point.  http://activerain.com/blogsview/5016720/6-things-to-look-for-when-buying-a-home
He wrote:  1- Know your budget. It is important that you buy a home at a price that you’re comfortable with.

I can't tell you how many times I've had that discussion with my buyer clients.  PLEASE PLEASE PLEASE know what payment you will be comfortable with...not how much the lender says you can afford.  Most of us want a life outside of our mortgage payments!

CONTRARY to what the "internet says", your average REALTOR does not want to earn a higher commission by you buying a home outside of your budget.  $25,000 to you might equate to a payment of $50 more a month;  $25,000 to my commission may amount to $750 -- hardly enough to chance a client having buyer's remorse down the road for being "sold" on a higher-priced home.
