May Market Report for New Castle County
Now that the weather is heating up, it looks like the real estate market in New Castle County, Delaware, is nudging its way upward also.
New listings (which is what the buyers are looking for) are up over May of 2016 by almost 17%. Closed transactions and those about to close are also up, about 6%.
Average days on the market are down about 8%, but the single-family detached inventory is still down 12%. So it's very much the case that buyers are online every day looking for fresh listings. And from personal experience, I can tell you that unless it's a fixer-upper priced to allow for renovations, most buyers are still fussing over details like wallpaper and paint, and not in any mood to look at 20+ year old kitchens and baths.
So my advice to sellers is not to put in a new kitchen or bath just before putting their home on the market, but find what you like on Pinterest and add these improvements for your own enjoyment if you plan on staying 5 or more years. Otherwise, buyers may not like your choice of brand new granite counter tops and may have moved on to concrete or whatever the latest ... more
