Do you Have a "Challenging" Property to Sell ?
       Properties can  have different kinds of challenges...in Wisconsin, all real estate agents are licensed as "Agents of the Seller."   When we write descriptions on MLS and on other sites that is first and foremost in our marketing minds.  What does the Seller need us to communicate to attract the most buyers for the property ?    The challenges can be location....the railroad tracks in the backyard.....the condition....for one reason or another...the estate, the Seller with no funds ...has left some of the maintenance deferred. 
     From our perspective...the best position that a listing agent can take is to BE HONEST....if the house will never pass FHA financing...say so...
If it is  a candidate for Flipper ....tell them...
If there is no condition report because it is an estate...be transparent. Rose colored glasses are a wonderful thing...they also don't attract the buyer who will actually purchase the property....so be as objective as you can in your descriptions be they in MLS or any other medium.  Your goal is to sell the house....and sometimes that means painting less than the perfect home for the 2.3 children with the white picket fence.
