Is This The Wrong Time of Year to List My Home For Sale?
Now that summer is almost in our rear view, sellers are wondering if they should list their homes now or wait until next spring.
 
This is a very good question which depends largely on the personal needs of the seller.  Are there still buyers out there looking for the perfect home?  Absolutely!  Will they get into bidding wars when their home hits the market and sell in a FLASH?  It depends.
 
Some neighborhoods are experiencing huge inventory shortages in The Denver Metro Area market.  Buyers are just waiting for the next great home to come on the market.  But simply listing your home for sell does not guarantee that buyers will be lined up to buy it.
Pricing is the first important factor in listing a home for sale.
 
If the home is overpriced - even in competitive markets - it probably won't receive multiple offers the first day.
 
Condition is another factor when successfully selling a home.  If the home is in need of updates, it probably won't sell immediately unless it is priced below market.
