This is an amazing story.  This home was on the market for over 6 months with another broker, little showings, photos used from a cell phone, no effort or write up....  The home then expires from the Mulitiple Listing Service and after a few months of quesitoning why their home did not sell I was able to sit down and meet with them..
 
Well after meeting with them, updating them on the market, setting up my Professional Photographer, getting my HD video tour in place, and putting our Pre Marketing program in place the home sat on the marketfor 7 days and was undercontract for full price in 9!  Needless to say there was nothing wrong with their home, they just needed the right agent to get the job done.
