Dear Seller. Don't Shoot Yourself in the Foot on Facebook
...OR Any Other Form of Social Media
This is SUCH sage advice from JL Boney, III and with the market gearing up for spring, sellers take heed! This is VERY important - not just for sellers but, buyers as well. 

I have a friend that the loose lips syndrome tremendously impacted a sale. The sellers made a comment about their 'stupid buyers' paying over list when 'it probably won't appraise but, they're paying anyway!'

Oh, yes!  We all know that buyers and sellers research one another before they ever sign the Contract and that didn't go over very well with the buyers! 

The appraisal came in low and the buyers refused to pay full price and absolutely would NOT BUDGE. Had my friend's clients not seen the comment from the sellers, they would have negotiated AT LEAST half of the difference! Those loose lips cost the sellers at least $10K!

So, beware of what & how you communicate on social media when you are a home buyer or a seller. As I tell my clients, it's quite easy - just keep your social media pages happy!
