What Happened In the Matthews, NC Housing Market In January 2018?

 
January 2018 home sales in Matthews, North Carolina (28105 zip code) saw home sale prices substantially increasing, pending and closed sales also increasing.
 
The average sale price of Matthews homes increased by 11.0% to just under $294,000 as compared with  the same period one year ago. 
 
Average days on market for property listings were  33 days. Median days on market  were 9 days in January 2018 down 10% year-over-year. No doubt that Matthews homes are selling quickly and more quickly, on average, about 2 days more quickly than homes in Mecklenburg County where Matthews is located.
 
Average price per square foot increased by 7.9% to $123/square foot in January 2018 versus the same period in 2017. Pending sales were up 9.9% in January versus the same month last year. Closed sales were up 6.8%
 
During January 2018, the number of showings until pending contract per listing averaged 21 showings (flat versus last year) while the number of showings per listing averaged 9 (a 6.3% reduction year-over-year).
 
The median percent of original list price that sellers received for their homes was 98.4%, showing little negotiating room for homes in Matthews, North Carolina.
