I LOVED Stealing the Big Dog's Lunch!

Not that one could actually "love" a transaction but one I have fond memories of was a listing I stole from a local "BIG Dog" who neglected it and it went under contract in about two weeks once I had it.
It's always nice when you steal a listing from a hot shot Realtor but it's so much sweeter when you sell it in short order after their listing had expired. The Seller was very disillusioned with Ms Hot Shot as this was a new build he was very proud of and in the 180 days she had the listing there were NO open houses and NO showings.
The BEST part of this whole deal is I also picked up a new Builder client and a friend.
I don't know why Ms Hot Shot didn't make an effort to sell this property but I'm guessing it was her own preconceived notions that cost her the listing and the sale. From the outside this house was a brown square box, no exterior character at all. It was built in the flood plain fairly soon after the flood. It was fairly priced compared to other homes outside of the flood plain but not a "bargain" inside the flood plain. ... more
