Month of March 2018 – 39 homes sold in March which is 11.4% ahead of last year’s performance of 35 units. Sale Price was down in all categories except entry level homes, which finished 15% ahead of one year ago. Average Sale Price was down 7.2% to $281,660. This is more of an issue with the “mix” of properties sold, rather than a fundamental market shift. If one looks at the cost per sq. ft. the average was up 2.4% to $164.2. Please see companion report for more detail. Looking ahead to April 2018, there are 45 re-sale homes currently contingent or under contract/pending compared to last year’s 26. Sales in April 2018 is on pace to exceed last year’s unit volume.
 
March Year to Date – Q1 is now finished and things are off to a robust start. Unit volume of 96 homes sold is 31.5% ahead of prior year. Sale price finish the quarter up in all categories except Average Sale Price, which was down 1.2%. ... more
