Naperville IL - Price Appreciation 9.2% Over April, 2017!
Although it's hard to believe but Naperville, IL had the same amount of closed sales in April, 2018 that it had in April, 2017 - 164!  The good news is that price appreciation went up a 9.2%!  Days on market increased by 1 day to a total of 109 this year vs. 108 in 2017.
Current inventory levels are at 639 Total Active Listings!  The breakdown is as follows:
 
New:  73
Reactivated - 8
Price Changes - 63
 
Listings currently under contract:  423  - Of these listings 15 are $1M and over!
Pending:  42 - Should close in the next 30 days or less
 
Year to Date 2018 - 422
Year to Date 2017 - 500
 
The amount of new listings is very interesting.  Are seller's ready to move up or down?  Despite these numbers YTD Naperville is off by 78 closed transactions compared to 2017!  Will they be able to make it up during the spring/summer selling season remains to be seen!
