Martin County Single Family Homes April 2018 Market ReportThe Martin County Single Family Homes April 2018 Market Report showed mixed sales reports as compared to last April.  Closed sales were down by 1.9% (was up by 0.4% in March).  While new pending sales increased by 2.3% as compared to April 2017 (Decreased by 7.4% in March).
Prices, however, continue to go up and pretty dramatically for April. The median sales price up by 12.5% from last year (up by 3.8% in March) while the average price increased by 34.9% (was up by 4.5% last month).
The inventory of available single-family homes increased from last month by 50 homes to 991 units for April,  this is 5.2% less than last April.  The current supply of homes is 4.9 months, for April of last year, it was a 5.2 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
