Single Family Home Values in Bethesda Maryland in May 2018
In Bethesda, MD, the median sold price for Detached properties for May was $957,000, representing a decrease of 12.8% compared to last month and a decrease of 1.3% from May 2017. The average days on market for units sold in May was 43 days, the same as the 5- year May average of 43 days. There was a 2.6% month over month increase in new contract activity with 117 New Pendings; a 4.6% MoM increase in All Pendings (new contracts + contracts carried over from April) to 159; and a 1.9% decrease in supply to 205 active units.
 
This activity resulted in a Contract Ratio of 0.78 pendings per active listing, up from 0.73 in April and an increase from 0.55 in May 2017. The Contract Ratio is 22% higher than the 5-year May average of 0.64. A higher Contract Ratio signifies a relative increase in contract activity compared to supply, and indicates the market is moving in the seller's favor.
