This weeks report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 6.1 percent, new homes are up 18.6 percent and resale condos are up 4.1 percent. The sales volume is down for resale homes 2.2 percent, down 3.0 percent on condos and up 2.2 percent for new homes.
 
Mission Viejo Zip Code 92691 sales prices are up 0.2 percent and the sales volume is down 12.5 percent.
Mission Viejo Zip Code 92692 sales prices are up 21.2  percent and the sales volume is down 8.9 percent.
Aliso Viejo Zip Code 92656 sales prices are down 12.3 and the sales volume is down 10.8  percent.
Laguna Niguel Zip Code 92677 sales prices are up 0.8 percent and the sales volume is down 9.2 percent.
Rancho Santa Margarita Zip Code 92688 sales prices are up 7.9 percent and the sales volume down 8.3 percent.
San Clemente Zip Code 92672 sales prices are up 0.1 percent and the sales volume is down 0.1 percent.
San Clemente Zip Code 92673 sales prices are up 25.6 percent and the sales volume is up 224.5percent.
 
 Wow we are seeing the market flatten out if we look at the overall market.  The exception is San Clemente 92673.  So now does it stay flat or go down that is the question.  I personally believe it will have a down turn.
