Martin County Single Family Homes June 2018 Market ReportThe Martin County Single Family Homes June 2018 Market Report had a second month of weaker sales when compared to June 2017.  Closed sales were down by 7.3% (was down by 4.0% in May).  While new pending sales decreased by 19.6% as compared to June 2017 (Decreased by 17.6% in May).
Prices, however, were up for June.  The median sales price was up by 3.4% from last year (up by 1.7% in May) while the average sales price increased by 11.8% (was down by 10.1% last month).
The inventory of available single-family homes decreased from last month by 57 homes to 896 units for June,  this is 12.8% less than last June.  The current supply of homes is 4.4 months, for June of last year, it was a 5.1 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.
