This weeks report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were 6.0 percent, new homes are up 15.4 percent and resale condos are up 7.1 percent. The sales volume is down for resale homes 5.5 percent, down 14.7 percent on condos and down 4.0 percent for new homes.
 
Mission Viejo Zip Code 92691 sales prices are up 6.0 percent and the sales volume is down 10.8 percent.
Mission Viejo Zip Code 92692 sales prices are up 7.5 percent and the sales volume is down 9.6 percent.
Aliso Viejo Zip Code 92656 sales prices are up 18.0 and the sales volume is down 14.3 percent.
Laguna Niguel Zip Code 92677 sales prices up 10.4 percent and the sales volume is down 25.7 percent.
Rancho Santa Margarita Zip Code 92688 sales prices are up 20.6 percent and the sales volume down 24.1 percent.
San Clemente Zip Code 92672 sales prices are up 21.6 percent and the sales volume is down 7.4 percent.
San Clemente Zip Code 92673 sales prices are down 5.5 percent and the sales volume is up 50.0 percent.
 
We cannot deny that the market has shifted down from where it has been.  However, it is a mild down turn not a huge drop in values.  More of a price adjustment.
