One Day Listing Agreement
Our system is buyer lead generated.
That is we prospect for buyers using our marketing and using our listings to generate buyer leads.
Naturally, we have sellers calling us to list their homes.
These listing appointments are fairly generic.  That is we don't do or offer anything different from all of the other top shelf listing companies.
Yesterday, I and my partner attended a listing appointment.   It went OK.  Nothing special.  Seller wants everything and doesnt want to pay much for it.  Normal.
Today my partner spoke about the perfect buyer for that house.  A cash buyer that wants a clean house and does not want to be paying up and competing with other buyers.
My partner asked how can I sell this buyer the house from yesterday without a listing agreement.
I suggested a one day listing agreement.  Really it wont even be listed.  It will be a one day commission agreement.
Then we realized that if this seller did a one day agreement and it did not sell to our one buyer, we could bring one buyer next week and do another one day agreement.  
After a few of these, it is likely that the seller will want to sign a real listing.
