2018 was a relatively busy housing market in the 92011 area of Carlsbad, and we saw a number of shifts compared to 2017. In this report we look at the market activity for single family detached homes for 2018.
 
The 92011 zip code covers the area south of Palomar Airport Road and west of El Camino Real to the ocean, including the residential communities of Aviara (with multiple gated and ungated neighborhoods), The Bay Collection, Waters End (gated and close to the beach), Mar Brisa, Spinnaker Hill, Vista Del Mar, Harbor Pointe, Shorepoint, Mariner’s Pointe, Seaside Estates, Cherry Tree Walk, and The Tides, to name a few of the neighborhoods. The 92011 area offers a mix of attached (condos, townhomes, twin homes) and detached single family homes in gated and ungated communities, some in close proximity to the beaches

206 single family detached homes sold, which is 25% fewer than in 2017!
 
Average sales price was $1,106,878 which is about 7% higher than in 2017.
 
Sales prices ranged from $623,837 to $2,420,000.
 
The average time on the market was 30 days, versus 33 days in 2017.
