The 411 on Home Inspections
Home buyers may not realize this, but a home inspection is not a checklist of items for sellers to do," explains Wayne Turner of Turner Real Estate Group in Mandeville, La.
Home inspections are done to inform the buyer of the condition of the home and it's components. The summary page is where it is all summarized into a quick and easy read. The length of this will vary depending on the age and condition of the property.
The inspection report shows when items like an AC or water heater are past their life expectancy. This means that these components are up there in age, but not that they're broken. It's just a heads up to be mindful that they could go out in the near future.
However, don't automatically assume they will! Many people will tell you how their older ACs and water heaters continue to run just fine. As a home buyer though, we understand these types of things can be concerning, so we at Turner Real Estate Group can negotiate for the home seller to pay for a home warranty for you - the buyer. That way, your covered should anything go out after your home purchase.
