While  statistically The Retreat at Rayfield home list prices and sale prices are down, it should not be assumed that homes in the community are decreasing in value. This is still predominantly a new construction comunity with sale and list prices more reflective of the mix of properties available for sale, as well as the number of inventory homes available for sale.
Lennar and Taylor Morrison are the two builders in The Retreat at Rayfield. Taylor Morrison homes, on average, sell for $100,000+ more than Lennar homes. More higher priced Taylor Morrison homes closed in the second quarter of 2018 than in the second quarter of 2019. As a result it appears as if home values are decreasing, but in fact they are not. Home prices for both builders' homes have, in fact, increased since last year. Taylor Morrison currently has 11 homes under construction listed at an average list price of  $531,366, which is higher than the average sold price of their homes one year ago at about $499,000.
