Shouldn’t I Be Charged Less If My Property Is Smaller?
 
Vacant home staging is not inexpensive however if you consider this as an investment in helping to get your home sold, then the Return On Investment looks pretty good.
 
As a Home Stager, I’ve had sellers who live in condominiums ask why the fee is so high. Their thoughts are that a small 2 or 3 bedroom condo should be less expensive to stage than some of our single family 3 or 4 bedroom homes. 
 
And, in general, a smaller property might require fewer pieces of furniture and depending upon the size of the room, the scale of the pieces may be smaller but that isn’t always the case. 
 
So what is involved in the expense of staging a vacant home?  Keep in mind that this will vary from stager to stater and region to region. 
 
1.The Staging Inventory
This makes up the largest part of vacant staging. Inventory can run anywhere from $900 to 1800++ depending upon how much, the size, and the quality of the pieces. 
Usually, stagers will recommend staging the primary rooms-master bedroom and bath, one living area, and one dining area. Soft goods are placed in the kitchen and bathrooms.
