Homes that are priced under $250,000 are usually gone within a couple of days of listing, such was the case with 2240 Flame Ct. Clermont FL 34714.
This listing was a referral from my dear friend Kathleen Daniels. Thank you, Kathleen, I truly appreciate it. The home was listed and expired three times prior to I happily accepted the referral.
The home was tenant occupied at the time, after a walkthrough, I could immediately point out why the home didn’t sell. It needed some updating. Since the homeowner resided in another state, I took on the responsibility of finding and overseeing all the repairs which included;
 

-new kitchen cabinets and countertops
-interior and exterior paint
-fixing what needed to be fixed
-lawn care for the duration of the listing
-new door and frame
-installing new fans, microwave, flooring, carpet cleaning
-painting the garage floor
-replacing the exterior boards
-cleaning the carpets
 
As you could imagine, this was a long process but I’m glad the sellers agreed to take this on which made the home more desirable than it was when I first saw it.
