You Don't Have To Buy A House On The First Visit
Some buyers are trying not to bother their real estate agents. They may feel it’s an imposition to ask to see a home for a second time. Instead of waiting for them to ask, I encourage this return visit. Maybe they need to see it at night, or on a busy weekend or when there is activity in the neighborhood. Perhaps they need to think about it, sleep on it, and return.
When showing a property that the buyers seem to have a bit of interest in, I make a comment that goes something like this.
'It may not be a good idea to purchase based on one visit. You are welcome to return, bring others to see the home, and even bring in a contractor to see if your ideas for changes are doable.''
Sometimes family members need to be consulted and, it is not always convenient to do this on a first showing.
For some busy people, encourage only one to take a look the first time and if that person rules out the house...no reason to bring the other one. If they like it, go ahead and make a second appointment and bring the other back at that time.
