Why 'Agent Surfing' Is A BAD Idea
I didn't like him when he called 5 years ago on one of my listings.
IDK . . . he just struck me as a know-it-all hoohah. 
 
As a Mohave County AZ commercial broker who focuses on seller and landlord representation, I have over the years on many occasions said, "Sorry, can't help you." to 'buyers' or 'tenants' I know will waste my time, will be disloyal or simply annoy me.
 
I provide EXCEPTIONAL services and know a lot about what I do and what's going on around here. I want business but I do not need it all. 

So you're not getting me unless I want you. 
Anyhoo, last week. when one of my seller-clients told me that 'Cletus Hoohah' had APPROACHED HIM onsite asking to deal directly with him 'because we don't need an agent, do we?' I laughed.
"Oh, Cletus is back, huh?" 
 
My owner opened the building for him and told him IF he wants to buy it, his broker WILL definitely be involved and representing him. 
 
I then get an email inquiry from Cletus last week on another property. He asked for info and wanted to know if he could view.
 
"I have Wednesday or Friday 2pm, Thursday 9am. Here's the info.
