Awesome Day 14 - What a Time Saver - Deeds are On Line!
Today was just an awesome day all around - with nothing earth shattering but still great. 
I am working with someone who is interested in buying a particular building lot.  This client is a scientist and very detailed in his analysis.  His vision for the property and the home are just perfect - but he is very analytical and has been pondering this decision for probably two years.  He has reviewed the plat of the property with topographical lines on it, the approved location for the well and septic, and a lot of other documentation.  He has walked the lot many times.
He is very close to making a decision about whether to make an offer on the property but he wanted to review the deed for the property just to make sure whether there were no undisclosed easements or other restrictions that were not reflected in the documents he already had reviewed. 
I told him I would be happy to get the deed from the land records in Rockville - thinking to myself that this would take several hours at least.  And then I googled the land records and discovered that all the deeds from 1977 forward are on line!  I ... more
