Does showing a home with tenants help or hurt the chances of a sale?
One of the trends I see is both home owners and investors with tenant occupied properties, are selling their properties while values are high. The other trend i see is tenants who do not want to move, and do everything they can to hamper the sale.   
 
I recently listed a duplex which was occupied by one long term tenant and a newer tenant, both which are "tenants at will". The leases were up and the owner had them  on a "month to month" agreement now. The seller was older and he was ready to sell and enjoy retirement. I met the tenants and got a mixed welcoming. To limit disturbing the tenants we chose a two hour window to get all interested buyers in and requested highest and best offers. One tenant made their apartment spotless. The other told me they cleared a path so we can get in. 
 
One tenant left so we could come and go freely. The other followed 6 inches behind us telling us how bad the apartment was every time a buyer came through.
 
At the end of the day i had 8 offers. The seller reviewed each with me. We chose the best offer ... more
