Top 10 most common home inspection items I see over and over again

The home inspection can be a significant step in the home buying and selling process for both the buyer and the homeowner.  Over the last 30+ years there are a lot of home inspection related items that the buyer requests for the seller to correct based on the results of the home inspection report.  Here is my list of the top 10 most common home inspection items that I see on a regular basis:  
Lack of adequate handrails on steps and staircases Chipped or flaking paint on the interior or exterior of the property Lack of GFCI outlets within 6 feet of a water source (also correct double taps) Correct unlined chimney where furnace and or hot water tank vent Add drop leg / pipe extension within 6 inches of floor to TPR valve on hot water tank Bathroom exhaust fan needs to be vented to exterior or vented roof soffit Lack of smoke detectors Fogged dual pane windows where the windows seal has failed Improper grade has water flowing towards the house instead of away Inadequate downspouts and downspouts / splash blocks not directing water far enought away from foundation Bonus:  I see this all the time - Inspector ... more
