What Does Zoning R-10 Mean on that Listing? Basic Residential Zoning Types in Wake County, NC If you've spent any time looking at land or lots, you've probably wondered what those different values mean.  What's an R-10 or an R-40?  Here's a quick guide to basic residential zoning codes in Wake County, NC.
Residential-80W District (R-80W) Land that is zoned R-80 (W) is rated for very low density residential development.  Only one residence is allowed per every 2 acres.  This type of zoning applies only to land that is within the watershed of an existing or planned source of public drinking water.
Residential-40W District (R-40W) The R-40W zoning allows low density residential development, or one home per every 40,000 square feet.  An acre is 43,560 sq ft, so this is just about 1 home per acre.  R-40W zoning applies to land that is in a watershed, but beyond the critical area.
Residential-80 District (R-80) R-80 zoning is nearly identical to R-80W, except the land is outside of a watershed area.  Such land may be divided into a "cluster subdivision" with homes on lots of 40,000 sq ft, but then an equal amount of land must be set aside within the subdivision as open space.
