Upgrade decisions
Straddling the tough buyers market we're in today, arriving at a better sellers market tomorrow, leads to some really hard choices and answers are most always dictated by your personal situation. Some will lower their asking price due to time constraints such as job relocation, family size increase or retirement. Others have options that could reap rewards in the near future if they can wait for values to climb. If the bathrooms are getting the "lived-in" look with scratched up vanities, chipped sinks or tubs and broken tiles, a remodel may be in order. If you try to sell in that condition, you will be discounting your asking price even in a better market. Remodeled, you will get to bask in a new bathroom and reap the benefits of the disclosure, "recent bath remodel". Same with the kitchen, under normal circumstances, you would be crazy to remodel a kitchen to help "sell your home". But what if you get to use it for 2-3 years before selling? If the roof is at or getting near the end of it's serviceable life and would be noted by the inspector as "<5yrs, need to budget for replacement", you may want to consider replacement now.      Once again, the disclosure reads new roof covering ... more
