Today the Santa Fe Association of Realtors MLS shows about 2,027 active listings for homes, condos, and townhomes. Yet beneath the surface sits a “hidden” pool of properties—commonly called shadow inventory—that hasn’t yet hit the MLS. Imagine what could happen to home prices when it does come on the market.
Current data shows 82 properties in pre-foreclosure and 132 bank-owned homes not on the market. That’s 214 additional properties that could flow into active listings without warning.

The bottom line is the lst Quarter 2017 takes off with the upward shift in both sales and prices. In fact, the market continues to have a record low number of inventory homes looking back for the past 10 years!

News Flash ~ Winter follows Spring in Santa Fe New Mexico on April 1st, 2017. Much to the surprise of lilacs, jonquils, tulips, cherry blossoms, daffodils, lizards, rabbits and ground squirrels; rain turned into snow as the blue sky disappeared for most of the day. This could be another reason why Santa Fe is named the "City Different" in more than real estate. The good news is the blue sky and sun returned this morning on April 2nd to melt the snow!
