real estate market: Traditional Buyer vs. The Investor - Round 2! - 07/16/14 06:36 AM

When the Real Estate market took a turn towards recovery in late 2011, early 2012, everyone was excited to jump back in & make those purchases they had been sitting on the fence on for so long!

Traditional Buyer vs. The Investor - Round 2!

Traditional buyers who required loans to purchase homes found themselves in a steep uphill battle against the all mighty CASH investor who at the time was willing to pay more based on speculation & could close sweet painless escrows with virtually no contingencies in record timing such as 10 days or often even … (0 comments)

real estate market: Greedy Home Sellers + Cautious Home Buyers = Flat Market - 05/19/14 08:23 AM

Greedy Home Sellers + Cautious Home Buyers = Flat Market
More & more indicating factors are leading us to a cooling off of the crazy hot market we experienced in Southern Cal for all of 2013. Recent surveys show that over 40% of Home Sellers this spring are planning to price their homes ABOVE market value! This strategy is not wise folks! Buyers in today's market have very little tolerance for over-priced homes this year and will likely pass them up letting listing after listing sit on the market stagnant until the Seller is forced to take action by … (0 comments)

real estate market: The 2014 Disappearing Distressed Market - 03/14/14 08:24 AM
The 2014 Disappearing Distressed Market
I'll never forget the weekly office meeting in 2007 when my first short sale emerged and all of the more experienced agents in the office who had dealt with short sales in past markets began to cringe and brace themselves for impact.  All I could say was, "what is a short sale?"  I was 5 years into my career at the time and I thought I had a lot of deals under my belt and considered myself experienced yet had never heard the term short sale. So from that day on up until recently, my business grew … (3 comments)

real estate market: The Home Buying Process Is A Lot Like Dating... - 02/16/14 05:32 AM

The Home Buying Process Is A Lot Like Dating...
Have you ever fallen in love.....with a house?  Many of my clients have and it has overpowered the fact that they may not have had that extra 200 square feet they were looking for, or that center island kitchen.  When you're in love, you're in love.
The Home Buying Process Is A Lot Like Dating...
Realtor.com conducted a survey of 1,082 people and 69% of them reported having a "home crush" as the survey called it.  Much like modern dating, almost 80% of home buyers find that one house that … (3 comments)

Home Improvements That Pay You Back
Home improvements can be fun & exciting to do and enjoying the end result with your family is so rewarding!
They can also offer a great financial benefit when selling the property, but be careful of which improvements you choose to do so you get the most bang for your buck!!
Home Improvements That Pay You Back
In my experience selling homes for many years, updated kitchens & bathrooms offer the most value to a property on resale. So be sure to give those areas special attention especially if you plan on selling your home within … (3 comments)

Retiring Boomers = Downsizing Into The Golden Years
According to the trusted Wall Street Journal, Aging "Boomers" are responsible for the rising demand for Condos, Townhomes, and Multi-Family dwellings. I find this to be TRUE as well!
Retiring Boomers = Downsizing Into The Golden Years
I just listed an amazing penthouse unit in Sherman Oaks, CA and the market response this first week of 2014 has been tremendous! We have had our fair share of young couples coming through, but primarily I have witnessed older couples, downsizing from their large homes around Los Angeles and even across the country on the … (1 comments)

real estate market: Top Ten Turnaround Cities - Real Estate Recovery - 12/03/13 04:35 AM
Top Ten Turnaround Cities - Real Estate Recovery   Great news for my fellow Los Angeleans....Los Angeles made the list for the Top 10 Turnaround Towns in the housing recovery!! Our median price is UP 30% from this time last year! And our days on market have been reduced by 27%!! Although we cannot sustain this kind of growth, it's nice to see such positive reports, and let's hope that we slow down to a sustainable recovery rate in 2014!! With interest rates rising and the elusive QM taking effect in January, I think those factors will help to give our … (0 comments)

real estate market: Discouraged Buyers - "We missed the boat!" - 10/09/13 08:13 AM

Discouraged Buyers - "We missed the boat!"
I've been hearing repeatedly from my Buyer clients and new prospective Buyers I meet at my listings lately that they are frustrated with current market conditions. Understandably so! There are 5-10 if not more, qualified buyers in my area competing for every well priced listing in desirable locations.
Discouraged Buyers - "We missed the boat!"
But look on the bright side my friends, this number is down significantly from recent months during the 2013 Spring & Summer buying frenzy that we saw this year where I had no joke 30+ offers on several … (0 comments)

real estate market: Government Shut Down & Real Estate Business - 10/02/13 08:17 AM

Government Shut Down & Real Estate Business
It's Day 4 of the government shutdown, many are saying nothing has changed, but what will this mean for real estate and those of us that sell it?  Fortunately, FHA has not shut down, so mortgage processing will not be affected for the Single Family Mortgage Loan Program, but the Multiple-Family Program will be shutdown. FHA, VA & USDA make up 45% of all loans being processed in the country today.  The following comes from the National Real Estate Post, a popular Real Estate info site with Frank Garay & Brian Stevens:

real estate market: Winter Is Coming, Market Slowing Down, or Leveling Out? - 09/17/13 01:15 PM
Winter Is Coming, Market Slowing Down, or Leveling Out?
As usual this time of year, Real Estate agents see a decrease in listing and buying with summer in the rear view mirror.  A report came out last month and you may have heard about it on the news, "HOME SALES DOWN 13%!!!!" well, what some of you may have missed in that report was NEW home sales were down 13%.  Most of the real estate transactions I, and many of my colleagues deal with are existing home sales, which actually have continued to slightly increase.  But the shocking stats like the … (1 comments)

real estate market: Rising Rates, Not Always A Bad Thing - 07/01/13 09:16 AM
Rising Rates, Not Always A Bad Thing
The Real Estate market is certainly booming.  Depending on where you're at in the Real Estate picture, higher mortgage rates can be a good thing.  While rates were low, so was inventory, it still is, but I've seen a slight increase recently as more sellers realize the price they can get for their home.  People who normally wouldn't be able to finance a home could and are still able to do so as it stands now.  However, rising rates, means an increase in sales.  Which is certainly a good thing!  Luckily the rise in … (0 comments)

Long Way To Go, But The Market Is Looking Good!
It's been a strange recovery and it isn't over yet.  Here are a few nationwide factoids that illustrate we are in a good place right now.
 - For the first time in a long while, the housing cost-to-income ratio is at 23%, the lowest in 30 years!   (California specific figures however, would be a bit higher)
 - 14% of renters moving out these days across the nation are doing so because they are buying property.  This number has been slowly rising since it bottomed out at roughly 11% in 2011.  The … (2 comments)

Buying Within Your Means: Be Prepared!!
I recently read a column online that gave some great advice for home buyers; first timers and repeat buyers alike. I will link it below. The most important point that it illustrated is the difference between pre-qualification and pre-approval. Especially when you get to the offer submitting stage, a pre-qual letter from a lender is usually included but it pretty much doesn't mean anything without pre-approval to back it up. In other words, before you ever START house hunting, get PRE-APPROVED. It will only help you with your search by really telling you the highest you … (0 comments)

real estate market: Real Estate Market Feeling Kind of Bubbly? - 04/26/13 07:08 AM
Real Estate Market Feeling Kind of Bubbly?
For me?  The answer is Yes and No.  While sales are increasing and demand is high right now, it's not like the bubbles of Real Estate past where buyers are purchasing above their means and creating more debt.  Sales may have increased, but so have the amount of cash buyers, or financed buyers with large down payments and sufficient funds to back it up.
Real Estate Market Feeling Kind of Bubbly?
I've seen it first hand in my own business.  Not only do I represent several cash buyers (not all of them investors either) but many of … (2 comments)

real estate market: It's An Investors World - 02/04/13 06:35 AM
It's An Investors World
More and more often these days we're seeing investors purchase properties with a quickness.  Inventory is low and demand is getting competitive, especially for the personal home buyer.  I've had several clients get beat out on a reasonable or generous offer by cash investors.  I also represent a few investors as well who are making non-contingent offers with quick cash closings making it nearly impossible for the end-user family to compete!  Even the investors are having to pull out all the stops to compete with each other.
It's An Investors World
Hedge funds are big in the … (3 comments)
