Receiving a CRS referral in the Denver area is a win-win for all parties!  By that, I mean, sellers, listing broker, referring broker and even the new buyers!  Within the past month, I received a referral from a CRS in North Dakota.  She had found me on the CRS website, researched me and then called and left a voicemail.  I responded within 3 minutes (IMPORTANT - respond quickly) to her call.  I was able to follow up with her contacts here in Denver within a few more minutes and set up an appointment to discuss the sale of their home.

My Lakewood, Colorado garden is full of blooms.  I love this time of year because my backyard is full of color and wonderful fragrances.  Lilacs, hyacinths and tulips abound.  Our winter this year in Colorado was especially dry so I worried that my garden might suffer, however, my lilac bush has never been prettier and the tulips are magnificent.

The tulips compliment the lilacs. 

And then, there is the one black tulip that was magnificent.

With my new camera and such marvelous subjects, I am enjoying Spring in all its glory.

A one hour showing window is a disservice to all parties!  The market here in Denver is incredible hot right now with homes going under contract within just days of appearing on the multiple listing service and many before they even are posted....and we are seeing multiple offers again!  Working with buyers who are ready to purchase is a challenge when we are told that we can only have a one hour showing window.  Trying to plan out a day of seeing 12-14 different homes including travel time.....and what if the buyer really likes a home and wants to take a … (1 comments)

There is a great deal of discrepancy about between the real world and what the media is saying about short sales and loan modifications nad foreclosures.  A few days ago , I was listening to the Today Show and an expert was telling the stressed out public that if they are considering a loan modification or short sale that the lender is wrong to tell them that they won't do anything until they are in default.
EXCUSE ME??????  As a REALTOR, I hear nightmare stories from sellers who have been contacting their lenders daily to try to get loan modifications to … (2 comments)

Having a good title company makes for a smooth transaction. I have been a Realtor for 15 years and having a good, professional title company can make the difference between a difficult transaction and one that moves through like a sharp blade on smooth ice.

November in Denver, CO is living up to it's reputation - that is - November is the 2nd snowist month of the year, with March being the first.  The Denver Post had an article in today's paper indicating we should prepare for a snowy November.  And of course, today is November 1st and we have snow in the forecast.  According to the news, those of us that live in the Denver Metro area should expect 5-9 inches of snow beginning tonight with clearing on Wednesday afternoon.

Sunrise at the Great Sand Dunes National Park in Alamosa, CO is a photographer's dream! On Sunday, my friend Kristal and I drove down to southern Colorado to the town of Alamosa.  The hotel we stayed in was approximately 20 miles from the entrance to the Great Sand Dunes National Park.  Our plan was to shoot the sunrise. Oh what a difference a few days can make in Lakewood, CO.  I live in a wonderful neighborhood called O'Kane Park which is only a ten minute drive from downtown Denver.  Most of the homes were built in the early 1960's....mainly ranch style with full basements.
Across the street from my house is a lovely, well mainained home with a large, old tree that was just awash with color on Saturday.....

Well, last night we got the start of our first winter storm.....that translates to snow!  Here is the same home just a few days later:

Pumpkins in Lakewood Colorado!   I know you are having a hard time believing that there are pumpkins growing in Lakewood Colorado and surrounding areas!   But it is true, you can find wonderfully fresh pumpkins for this Halloween season.
As I traveled down Alameda Avenue to Garrison, there is a wonderful pumpkin patch right at the the corner. Proceeds benefit charity and there is a very large selection....from mini pumpkins to large plus some very strange looking species to choose from

It is a good seller's market for homes in Lakewood, zip code 80226. The results of the sales for the month of September, 2011 are in and it shows a normal Seller's market for homes in our area. Considering other parts of the country, this is really good news!  During the month of September, 20 homes sold in zip code 80226 and there are currently 90 homes on the market (all price ranges).  This indicates an inventory of 19.5 months... in normal language, that means, if no other homes come on the market, it will take 19.5 months to sell the … (1 comments)

The changing of the colorful aspen highlighted my recent hike to the mountains.  On Sunday, my husband and I traveled to Divide, Colorado, to hike a trail that had been deemed dog friendly.  From Divide which is west of Woodland Park, you travel towards Cripple Creek on Hwy 67.  About 4 miles down the road, you will turn left on Forest Road 383 and follow to the trailhead of Crags Trail.  The Crags Trail is approximately 2 miles in and is relatively an easy hike. Donkey Derby Days in Cripple Creek was a huge success! Held July 25-26 in the historic mining community of Cripple Creek, the event drew thousands of people who came to eat, drink, but especially to see the donkey races!

 
The streets were lined with tents filled with every kind of merchandize imaginable. There were birdfeeders made from crystal plates and poultry feeders, a wide variety of clothing (children and adult), unique jewelry, artwork and food choices to suit any appetite.

I live in Lakewood which was named All American City for 2011 by National Civic League. Just announced this week, our community of Lakewood has much to celebrate. The award is given every year to 10 communities to recognize their ability to bring residents, government and organizations together to solve the challenges in their communities.
Apparently we were up against cities such as Philadelphia and Cincinnati to midsized and smaller suburban and rural towns.

I reached my personal best - showed 20 homes in one day to one set of buyers! I know you must be thinking that I am crazy, but we were well prepared with our route, time allowed per home and travel time to the next home on the list. My Buyers were able to determine pretty quickly if a home met their needs and desires. By the end of the day, we had eliminated all but 4 homes which made it to the short list and we were able to see one home a second time (so maybe I should say … (0 comments)

My husband and I recently drove to the top of Mt. Evans to participate in our youngest son's engagement celebration. Josh suprised his girlfriend by proposing after they had climbed to the top. While waiting for them to ascend, I hiked close to the parking lot only to encounter a herd of Big Horn Sheep.  I found myself staring down the sheep as I crept closer and closer.  These creatures truly were bothered a bit by my presence and allowed me to get some close-up photographs:

About two weeks ago, I mentioned that a little robin had decided to build a nest in my flowering pear tree in my front yard in Lakewood, Colorado.  Every day I stop by to see how she, now known as Rosie the Robin, and her soon to be family is doing. I have been taking pictures daily and thought I would share a few more with you. Rosie seems pretty accepting of me as I come close to take photos....we will see her reaction once the eggs hatch.
