Looking at the last quarter of 2009, the following chart really shows what we, as REALTORS, are facing in the Denver Metro area market. It is pretty enlightening. I am currently working a short sale. Unfortunately, short sales and foreclosures are impacting property values. When looking a comps, I look at non-distressed sales and active listings. It is frustrating when other agents want to justify their offers using only REO and short sale comps, especially when there are numerous other legitimate comps that are not distressed and are in good shape.
