As an Active Rain member that blogged virtually everyday for months, over the past couple months I must admit I have posted very little to the community. I can come up with all the excuses... lack of time, got busy, other things to do.. but when I sit back and ask myself what happened, I have to decide between a lack of steam, motivation or thoughts.

The Associated Press reported today that existing home sales rose in Feb, surprising economists who expected another month of declines.

charlotte: Newspaper Ads? What is that? - 03/10/08 01:21 AM
A few years ago, one look at the Charlotte Observer's classified ads and you would think that everyone in Charlotte was selling their home! It would take multiple pages to hold all the homes for sale.
But today, I just noticed something. The Observer's real estate classified ads section is very small. So small in fact that they have had to sell a "special insert" to one of the largest companies selling real estate in Charlotte in order to appear to still offer real estate ads!
So why the decline?

I just posted a potential referral (pre-qualified buyer) into the Referral section of AR. My question is this:
Based on the number of referral leads (or lack thereof) on this system, does anyone use it?
I think this could be a great resource and as I am beginning to get more and more leads without agents I would like to be able to find a referral when needed. Understand that the agents I currently work with will get the bulk of any referrals I have to offer. I believe in giving back.

Have you noticed lately that loans are a bit tougher to close today? It seems that things we used to be able to get around are now road blocks. I have been asked why this is, and without giving the obvious "its the market" answer, I dug a bit deeper to help people understand what is happening.
What many people do not realize is that there is a great deal of pressure and the responsibility placed on underwriters to make sure the loans they approve do not default. Take FHA underwriters for example.

As a mortgage professional, I go out of my way to take care of my clients. When it comes to their security and their privacy, I leave nothing to chance. So when I recently visited a local Realtor's website and looked around their website, I was shocked at what I found.
The Realtor offered a pre-approval form on their website, but it was not secured in any way! As a matter of fact, the agent's website is a "template" style site hosted by one of the larger real estate focused website companies!
