mortgage: Approval Revoked.... - 04/12/08 03:19 PM
I have been getting a lot of phone calls lately from Charlotte area real estate agents and salespeople. It seems that they have been seeing a lot of mortgage approvals getting denied! What in the world is going on?
One of the most common concerns has to do with big local banks, such as Bank of America and Wachovia. Because these are such big banks in Charlotte, many Realtors and sales people have just sent their clients to them. The problem is that large banks like Bank of America only offer Bank of America mortgage products. So when they make changes to … (2 comments)

mortgage: Going beyond the Approval - 04/12/08 03:08 PM
So you have been pre-approved. Even better, you have actually been approved using an automated approval system. Now you know how much home you can buy and are ready to shop.
But as you shop for your home the budget doesn't seem to be enough. "Can't I just get a little bit more?"
I hear this often. The answer here is a quick... "Well, that depends..." On what?
Find out how (or if) you can go Beyond the Approval Limits

The Associated Press reported today that existing home sales rose in Feb, surprising economists who expected another month of declines.
This is great news for our nation! We are all in a buyer's market and hopefully fear is beginning to lose its grip on Americans.

mortgage: Newspaper Ads? What is that? - 03/10/08 01:21 AM
A few years ago, one look at the Charlotte Observer's classified ads and you would think that everyone in Charlotte was selling their home! It would take multiple pages to hold all the homes for sale.
But today, I just noticed something. The Observer's real estate classified ads section is very small. So small in fact that they have had to sell a "special insert" to one of the largest companies selling real estate in Charlotte in order to appear to still offer real estate ads!
So why the decline?
Well it is certainly not due to a lack of homes for sale. Charlotte … (8 comments)

mortgage: The Return of Traditional Underwriting - 03/04/08 05:32 AM
Traditional Underwriting has Returned.
Even in an FHA mortgage loan, lenders are really looking at loan applications in a traditional sense. They want good credit, solid assets and a compelling reason to say yes. Above all, credit history is the most influential component for an approval.
Long known for the manual underwriting flexibility of the FHA mortgage program, many underwriters and lenders are getting tougher on mortgage applicant's credit. Recently, a man with 7 years on the job, 16 months worth of reserve savings (that's a balance in savings that is 16 times the monthly mortgage payment), low debt to income ratios (meaning … (2 comments)

mortgage: Why underwriting is tighter - 02/20/08 12:58 AM
Have you noticed lately that loans are a bit tougher to close today? It seems that things we used to be able to get around are now road blocks. I have been asked why this is, and without giving the obvious "its the market" answer, I dug a bit deeper to help people understand what is happening.
What many people do not realize is that there is a great deal of pressure and the responsibility placed on underwriters to make sure the loans they approve do not default. Take FHA underwriters for example.
FHA underwriters must go through training to be qualified and approved … (8 comments)

While many people are considering buying a home, there are plenty of people that are just happy where they are. However, it is a great time to consider refinancing your Charlotte mortgage.

While mortgage rates have dipped over the past few weeks, we are seeing a trend that indicates that mortgage rates will begin to climb upwards again very soon. … (0 comments)

mortgage: Ready... Set... LOCK! - 01/24/08 01:36 PM
We have seen mortgage rates drop over the past few weeks. They are at unbeliveable lows. As a matter of fact, they dropped like a rock the other day... Some of the rates I quoted and locked for people were numbers I have not seen in a long time.
But yesterday was a Roller Coaster day. Mortgage rates began the day falling again, but by the time the day was up, mortgage rates were up by at least 3/8ths of a percent, and in some cases by 1/2 a percentage point. In other words, that 5.5% rate became 6% by the end … (5 comments)

mortgage: Weddington Manners - 01/23/08 11:55 PM
Today on my way in to work, I had to take a more scenic route. I am glad I did, as I was exposed to something I normally would not see in "rush hour" morning traffic.
Weddington, NC is a quiet town just outside of Charlotte, NC in Union county. It is one of the fastest growing areas and is attracting many affluent people. The charm of the town and the rural feeling really add to the experience there. One of the smaller drawbacks is the main road in and out. Hwy 16 is a simple 2 lane road which gets very … (1 comments)

mortgage: Wilde Attitudes - 01/23/08 01:39 PM
The only thing that sustains one through life is the consciousness of the immense inferiority of everybody else, and this is a feeling that I have always cultivated.  - Oscar Wilde
Oh have I met Mr. Wilde! At times he has taken the form of a lender, other times the form of a Realtor. Then there are the times when Mr. Wilde was a client.
The point is there are a number of people in and around this business that have the same attitude that Mr. Wilde adopted... one of feeling superior to those around themselves. So where do you fit in to this? … (4 comments)

mortgage: Not so sexy topic: PMI - 01/17/08 02:30 AM
For most people, private mortgage insurance is the only way they will be able to buy a home or refinance their existing mortgage! So with something so critical to this process, maybe we should discuss it a bit, don't you think?
PMI is short for Private Mortgage Insurance. This is an insurance policy that protects the lender in case of default of the borrower. The idea is that if a home owner loses their home to foreclosure due to lack of repayment, the bank will only get a portion of the money they lent back when the home is sold. Private mortgage … (1 comments)

mortgage: Security Violation - 01/16/08 05:15 AM

As a mortgage professional, I go out of my way to take care of my clients. When it comes to their security and their privacy, I leave nothing to chance. So when I recently visited a local Realtor's website and looked around their website, I was shocked at what I found.
The Realtor offered a pre-approval form on their website, but it was not secured in any way! As a matter of fact, the agent's website is a "template" style site hosted by one of the larger real estate focused website companies!
